An opportunity might be a property, a partnership or a better way forward for a group of owners. We look beyond the obvious to understand what a place could become.

Property with potential

Explore the relationship between a place, its surroundings and your goals. Start with the story of the site, then bring planning, design and commercial questions into focus.

Owners with a shared next step

Where several owners share a building or neighbouring sites, listening comes first. Understand each person’s priorities before considering a collective direction.

A conversation. An idea. A bigger opportunity.

Sometimes a property story starts somewhere unexpected. This one started on a boat.

Following a collective sale in Rose Bay under the new low and mid-rise housing policy, I was out fishing with a friend who owned a property down the road. He had his neighbour with him.

We got talking about what might be possible for their properties.

“You could do the same thing,” I said. “But I’ve got a suggestion. Let’s get all your neighbours together and create a super site.”

That was the beginning of the super site idea I brought to the table in Rose Bay. It grew out of a personal relationship, a conversation and the possibility of achieving something together that individual owners couldn’t achieve alone.

One bite at a time.

Having the idea was the beginning. Bringing it together took strategy, patience and a clear process.

I describe it as eating an elephant one bite at a time. Each conversation mattered. Each owner had their own circumstances, expectations and questions. We had to understand those differences and work towards a shared direction.

Agents, owners, lawyers and specialist advisers all had a part to play. Nobody was more important than the next. Progress depended on everyone understanding their role and working together.

My role was to help connect those people and possibilities, keep the conversations moving and stay focused on the steps needed to turn an idea into an outcome.

Harbourside neighbourhoods, boats and the coastline viewed from above

A continuing story across Rose Bay and Double Bay.

That approach runs through my broader collective-sale and development-site work across Rose Bay and Double Bay.

Every opportunity is different. Sometimes the potential sits within one property. Sometimes it becomes clearer when neighbours look at their options together. The work starts with understanding the property and listening to the people who own it.

Today, through Ephron Property, I continue to offer that experience, advice and personal service: helping owners understand their options, bringing the right expertise into the conversation and building a strategy around what they want to achieve.

For me, the story starts with people. Understanding what matters to them is how we begin working towards the best achievable outcome.

The thinking
behind the property.

Short perspectives on the people, decisions and possibilities that shape a place. Open a story to read more.

People

A shared address.
Different ambitions.

Read the perspective

People may share the same building without sharing the same plans. One owner wants certainty. Another sees a future project. Someone else simply wants to stay.

A useful first conversation makes room for those differences. Before asking what a site could achieve, ask what a good outcome would mean to each person.

Place

What makes
a place matter?

Read the perspective

A place is more than its footprint. The walk to the shops, a familiar view, a shared garden and the people nearby all influence how it feels to live there.

Considering those everyday details helps connect property thinking with the life around it. Design and commercial decisions become more grounded when we understand what people value.

Possibility

Better questions.
Clearer next steps.

Read the perspective

“What is it worth?” is one question. “What are we trying to achieve?” is another. Timing, priorities and the choices available can change the direction of a property conversation.

Start with your objective, identify what you know and make the unknowns visible. That gives the right specialists a clearer brief and makes the next decision easier to explain.

People. Places. Possibility.The EPHD concept

A community-minded property business

Property creates places.
People give them meaning.

We see property as a starting point for connection: bringing owners, local voices and people with ideas into the same conversation.

Shared knowledge

Practical conversations about property, ownership and what comes next. A place to ask better questions and learn from experience.

Meaningful connections

Connecting owners, collaborators and trusted specialists around common interests, with relationships that extend beyond a transaction.

Better places

Exploring how thoughtful design and shared spaces can support the people who live, work and gather there.

Community & giving back

Forever Sunny.

Forever Sunny was born from two extra years with a much-loved dog. Inspired by that experience, we’re exploring ways to help families facing financial barriers to essential veterinary testing. Because every pet deserves a chance, and every extra moment matters.

“She gave us two more years.
We want to give someone else that chance.”

06 / Education

Knowledge creates confidence

Understand more.
Decide with clarity.

A few practical starting points for a better property conversation. Open a note, gather your questions and bring your own perspective.

Before your first conversation
  1. Write down what you hope to achieve, and why.
  2. Note your timing and the people who need to be involved.
  3. Gather the property information you already have.
  4. Separate what you know from what you need to find out.
What does feasibility explore?

Feasibility brings assumptions into view: the idea for a site, the work it may require, the resources involved and the outcome being considered. It is a way to examine a possibility before committing to it.

Useful questions: What assumptions drive the result? Who needs to verify them? What happens if timing, scope or costs change?

When several owners are involved

Begin by listening. Map each owner’s priorities, agree how information will be shared and identify the decisions that need a common understanding.

Useful questions: What does each person want? Which questions remain open? What independent specialist advice would help everyone understand the options?

From an idea to a useful brief

A useful brief describes the place, the goal, the people involved and the questions that need answering. Add the information available, the constraints you know about and what a successful next step would look like.

Start small: one page can make the next conversation more focused.
